AI search for home builders, aimed at how buyers now ask

A buyer who once typed custom home builder into a search box may now put the same worry to an AI assistant, in a full sentence, and read one answer without opening a single site. AI search work for a home builder is the marketing job of keeping what exists about your company plain, consistent and easy for those assistants to read.

It sits next to the page and Maps work in our Organic Growth plans. Nobody outside the assistants controls what they say, so the job is tidying the record, not steering the answer.

What a buyer asks an assistant before picking a builder

Buyers do their reading in the research stretch, long before a phone call. Some of that reading now happens as a conversation: which builders work in my town, who does semi-custom, what communities have lots open, how does a custom build get started with this company. The assistant answers from whatever it can find, and then the buyer decides whom to look up.

That makes your site, your Maps listing and the pages that mention you into one record, read in a new way. Where the record is clear, an assistant has less to guess about. Where a community is spelled three ways on three sites, or the service-area list on the profile disagrees with the site, the answer can come back muddled, and the buyer never tells you it happened.

This is the oldest kind of search work with a new reader on the end of it. We do not claim a special trick. We make the facts easy to find and easy to match.

Three places an assistant may read about your build company

Assistants differ and change, so we treat these as the usual suspects, not a fixed list.
  • Plan pages and process page

    The builder's own site

Plain-text plan-family pages, community pages and a process page give an assistant sentences it can lift without guessing. A gallery with no words around it gives it almost nothing to work with.

  • Towns and model hours

    The Maps listing

Categories, the service-area towns and the model-home hours are short facts that get repeated. They have to match the site, line for line, or the two will contradict each other.

  • What buyers wrote

    Reviews from past buyers

Past buyers describe the build in their own words, and your replies sit beside them. We never write, buy or filter these; the review routine only asks.

The facts page for a builder, line by line

On Gold and Platinum we keep a facts page on the managed website. These are the lines it carries.

How the AI search naming clean-up runs, stage by stage

  1. Collect every name in use

We list the company name, each community, each plan family and each town as they appear on your site, your Maps listing and the other places buyers find you.

  2. Settle one spelling apiece

You choose the form for each community and plan family. Ours is a suggestion; yours is the one that goes on the sign at the model.

  3. Rewrite the facts page

Short, flat sentences with the build types, towns and plan families, linked to the pages that say more. Nothing on it praises the work.

  4. Line up the listings

The Maps profile and other places that list the company are brought into step with the site. Duplicate listings get merged, not left to argue with each other.

  5. Ask a few assistants buyer-style questions

Each month we put a handful of buyer-style questions to a few assistants and note what comes back. It is a look at the record, not a score, and it never turns into a promise.

What a home builder hears about AI search, and what actually holds

Said on the lot walkWord the pages the right way and the assistant will name my company.

What the start schedule showsThe assistant decides what to say, and the makers change how it works without notice. Clear pages remove one reason for a muddled answer. They do not buy a mention.

Said on the lot walkAI search is replacing the old search box, so the plan pages can wait.

What the start schedule showsBuyers use both, and both read the same pages. A tidy plan-family page serves the person reading it and the assistant summarizing it.

Said on the lot walkI need a separate site just for the assistants.

What the start schedule showsNo. One site, one Maps listing and one set of names, kept consistent. A second site would only be one more place for the spelling to drift.

A naming check for AI search, in one trailer afternoon

Open your site, your Maps listing and one other place that lists you, side by side.
  • The company name is written the same way in all three places
  • Every community has one spelling, with no old working name left over from the lot-buying days
  • Plan-family names match between the plan pages and any brochure text online
  • The service-area towns on the Maps listing match the towns on the site
  • Your process page is written in plain sentences, not only a gallery and a contact button
  • Any statement about credentials is in your own words, in one place, and nowhere else

Where community and plan-family names matter most

Builders rename things. A community starts under a working title, picks up a marketing name at the first release, and gets called something else by the crew. Every old name that survives on a page, a profile or a flyer is a place an assistant can take the wrong fact from. We hunt those down, then retire them with a redirect or an edit, whichever fits.

The same goes for the towns on your service list. Name only the towns you really build in, and name them the same way on the Maps side as on the site. Pages that answer a buyer's question in full sentences, which is the job of content marketing, give assistants more to quote correctly.

Credentials are the builder's to state. If you want yours on the page, you write them and we put them where buyers look. We add nothing and judge nothing. This is internet marketing for a builder, and the facts of your trade are yours to supply.

Questions home builders ask about AI search

Can a home builder pay to be named in an assistant's answer?

Our plans do not include it, and we would not describe it as something we control. The work here is on your own record: the site, the listing and the names.

Will a buyer asking for a semi-custom builder hear my company's name?

We cannot say. What we can do is make sure that if an assistant reads about your builds, it finds one spelling of each community and one list of towns, with the plan families described in plain sentences.

Which Organic Growth plan carries the facts page?

Gold and Platinum keep a maintained facts page on the managed website. On Silver the website stays as you have it, and we work on names and listings around it. The posted plans show what each tier covers.

Which community names are still spelled two ways?

Send us your site and your Maps listing, and we will list the mismatches.

Which release, model or plan family needs visitors first?

Name the community, model or plan family that should draw visitors first, the towns you build in and when the next lot release opens. Rough notes are enough. Leave buyer names and personal details out, because this conversation is about marketing and never about a sale or a contract.

Tell us about the builder and the start schedule

Write a few lines about the homes you build, the towns you build in and how the start schedule looks. A person on our side reads each note, so keep buyer names and details out of it.

Ross Cohen, our CEO, will phone at whatever time you choose underneath, to talk it over.

Set up the call

After you select a time, the details of your call show here.

Calls are offered on weekdays, in the time zone selected above.

Which community, plan family or lot release should draw more tour requests this quarter?

Tell us what you build, where your lots are and how the start schedule looks. You get a reply in writing, with a price from the posted rates and the first things we would put on the calendar.

The house frame, crane and flag in these drawings are pictures only. They show nobody's work and say nothing about any builder, buyer or home.
