Marketing services for home builders: two jobs, each with its own monthly rate

Nothing here swings a hammer. This is the marketing side of a building business, split into two services so you can see which job each dollar is doing: one makes your name easy to find during a buyer's research, the other aims paid ads at a release.

Both are part of online marketing for builders, and both are billed month by month. Between them they cover the two questions every builder owner asks: will buyers find us while they research, and will the next release get walked.

What each service puts on the build schedule

Organic Growth runs on a slow clock, like a foundation curing. Paid Ads runs on your release dates. Choose one, or run them side by side.
For buyers who research for months

Organic Growth

A buyer shopping for a new home reads a great deal before touching a phone: communities, plan families, lot sizes, finish packages and what past buyers said about the builder. We build the pages and the Maps work that meet them at each of those stops, in the towns where you actually build.

Scheduled into every month

  • One page for each kind of build you take on: custom, semi-custom, spec homes and lot-and-plan packages
  • Community and service-area town pages chosen with you, so no page promises lots beyond where you build
  • Slow pages, thin titles, broken links and heavy gallery images found and fixed every month
  • Your Google Business Profile tuned: categories, model-home hours and the towns on the service-area list
  • Duplicate listings merged, plus a steady habit of asking past buyers for a review

Paid Ads

Ads let you point at a lot release, a model that needs visitors or a plan family that needs buyers, then ease off when the start schedule fills. We build and manage the accounts under your company name. You hold every login and can walk away in any month.

Scheduled into every month

  • Google Ads, Bing Ads (Microsoft Advertising) and Meta Ads (Facebook and Instagram), mixed to suit what you are selling this quarter
  • Ad accounts created in the name of your company, with every login given to you
  • Campaigns split by community, plan family and town, so one release never starves another
  • Negative keywords that keep out job seekers, supply stores, kit and software searches and do-it-yourself builders
  • Call and form tracking that separates a tour request from a wrong number, tested before launch
  • Click charges stay between you and each platform, and nothing is routed through our invoice
  • A monthly report that sets ad spend against tour requests and form fills

Choosing between pages for the long research and ads for the next release

Think about where your next buyer is sitting today. If they are still reading about lots, towns and plan families, search pages and a clean Maps listing are what they will meet, and those take a season to settle in. If a phase opens soon and the model home sits quiet, ads can reach shoppers on the days you choose.

Plenty of owners start with the search plan because it keeps working between releases. Others open with the paid ads plan when a start date is close. The builder marketing overview shows how the pieces line up in stage order.

Search work can include the pieces around it too: Google Maps work, review requests to past buyers and website pages, all listed on the Organic Growth card above.

What stays the same whichever service starts your build calendar

Every account is opened under your company name and every login is yours. A written plan comes before any work, and a short report follows each month, naming what was done on which page or ad and what is next on the calendar.

Each invoice pays for the stretch just completed, like a draw that never runs ahead of the framing, so a slow month for your crews is never a month where marketing has run ahead of the work. Stop after any month and the next invoice simply never arrives. Ad spend is a separate bill from the platforms and passes nowhere near us.

The same rule applies to buyer details: forms on your pages collect only a name, an email and a phone number, and we ask you to keep every other buyer detail out of your notes to us. More on how we work is on the about page, and the full rate card sits on the pricing page.

Questions about picking a builder marketing service

Can a small spec builder buy only one lot-release campaign?

Ads are monthly, so a single release can be covered for the month it needs and switched off afterward. No contract holds you to the next one.

Is the managed website only for Gold and Platinum?

Yes. Silver leaves your existing site as it stands and adds pages and Maps work around it. Gold and Platinum come with a managed site.

Do community pages belong to search or to ads?

Community pages belong to search, though an ad can point at one when a phase opens. That way the page keeps earning after the ad is paused, and the next ad for the same community has a landing page that already exists.

Which community or plan family do you want buyers to find first?

Tell us what is on the start schedule and we will say which service fits.

Which release, model or plan family needs visitors first?

Name the community, model or plan family that should draw visitors first, the towns you build in and when the next lot release opens. Rough notes are enough. Leave buyer names and personal details out, because this conversation is about marketing and never about a sale or a contract.

Tell us about the builder and the start schedule

Write a few lines about the homes you build, the towns you build in and how the start schedule looks. A person on our side reads each note, so keep buyer names and details out of it.

Ross Cohen, our CEO, will phone at whatever time you choose underneath, to talk it over.

Set up the call

After you select a time, the details of your call show here.

Calls are offered on weekdays, in the time zone selected above.

Which community, plan family or lot release should draw more tour requests this quarter?

Tell us what you build, where your lots are and how the start schedule looks. You get a reply in writing, with a price from the posted rates and the first things we would put on the calendar.

The house frame, crane and flag in these drawings are pictures only. They show nobody's work and say nothing about any builder, buyer or home.
